Whenever you need us.
As the host family we are always on site and available in person for you. In order to ensure your peace and privacy, and to protect natural resources, we do not clean the apartments on a daily basis. We do carry out an intermediate clean every Wednesday, but the kitchen and fireplace area are not included.
Mountain breakfast
Good morning.
Our varied breakfast buffet awaits you daily from 8 am to 10.30 am in the traditional Rauchkuchl (smoke house). You can eat your breakfast in the cosy dining room or, in summer, on the panorama terrace.
To give you an idea of what you can chose to eat for your next meal, here is a small foretaste: bread and sweet pastries, homemade jams, eggs cooked any way you want, local speciality cheeses and sausages, unique smoked fish, healthy cereals, yoghurt, Birchermüsli (muesli and fruit mixture), farmhouse butter, a variety of Styrian fruit juices, homemade teas, fruits and berries, and much, much more.
Evening menu
Guten Appetit, as we say here.
We serve our evening menu on Fridays in our cosy dining room in the farmhouse or on the panorama terrace in summer. The food is exclusively prepared, and there is no à la carte menu. What is on offer is always a bit of a surprise, but without giving anything away there are always regional specialities with a modern interpretation. And even though word of our evening menu has spread, we only offer it to our residents.

Basket of treats
Everything tastes best at home.
On days where there is no evening menu (Saturday to Thursday), you can order a basket of treats containing pre-cooked meals that you can heat up in your own kitchen. You have a choice from a variety of homemade dishes. Just give us your order in the morning before 11 o’clock and we will deliver what you want during the day and put it in the fridge in your apartment.
To make planning easier, you can also place your order before you arrive.

- 20% green fee discount at the 2 x 18-hole Zell am See-Kaprun golf course
- reduced entry fee (− 10%) for the Tauern SPA in Kaprun
For families:
- no accommodation charge for children up to their 3rd birthday: free breakfast included
- on request we can provide a cot and high chair for no extra charge
- extra child’s bed, where possible, for 30 Euro per day including breakfast
- playground and petting zoo with rabbits, ponies, goats, sheep, chickens …

Cancellation terms
Please inform us of your cancellation in good time so that we can try to re-let the apartment. If we manage to do so you will not incur any cancellation fee. Please understand that if the apartments remain empty we will have to charge you for the loss we incur as a result.
Cancellation in accordance with the Austrian Hotel Contract Conditions:
up to 3 months before arrival date

3 months to 1 month before arrival date
40% cancellation charge
1 month to 1 week before arrival date
70% cancellation charge
in the final week before arrival date
90% cancellation charge
failure to arrive / no show
100% cancellation charge
We recommend that you take out travel and travel cancellation insurance.
In addition, we advise you of the validity of the Austrian Hotel Contract Conditions.
