Whenever you need us.
As your host family, we are always on site and always there for you. To ensure peace and privacy and to conserve natural resources, we do not provide daily cleaning of the apartments.
Mountain breakfast
Good morning.
Our varied breakfast buffet awaits you daily from 8 am to 10.30 am in the traditional Rauchkuchl (smoke house). You can eat your breakfast in the cosy dining room or, in summer, on the panorama terrace.
To give you an idea of what you can chose to eat for your next meal, here is a small foretaste: bread and sweet pastries, homemade jams, eggs cooked any way you want, local speciality cheeses and sausages, unique smoked fish, healthy cereals, yoghurt, Birchermüsli (muesli and fruit mixture), farmhouse butter, a variety of Styrian fruit juices, homemade teas, fruits and berries, and much, much more.
Basket of treats
Everything tastes best at home.
On days without an evening menu, you can order a gourmet basket containing pre-cooked meals that you can reheat yourself in your kitchen. You can choose from a variety of homemade dishes. Please place your order by 11 a.m. and we will deliver your order directly to the fridge in your apartment during the course of the day.
You can also place your order before arrival. This makes planning easier.

- 20% green fee discount at the 2 x 18-hole Zell am See-Kaprun golf course
- reduced entry fee (− 10%) for the Tauern SPA in Kaprun
For families:
- Children up to their 2nd birthday stay and eat breakfast free of charge.
- Cots and high chairs are available free of charge on request.
- Extra beds for children, where possible, are available for £30 per day, including breakfast.
- Playground and petting zoo with rabbits, ponies, goats, sheep, chickens, etc.

Cancellation terms
Please inform us of your cancellation in good time so that we can try to re-let the apartment. If we manage to do so you will not incur any cancellation fee. Please understand that if the apartments remain empty we will have to charge you for the loss we incur as a result.
Cancellation in accordance with the Austrian Hotel Contract Conditions:
up to 3 months before arrival date
no charge
3 months to 1 month before arrival date
40% cancellation charge
1 month to 1 week before arrival date
70% cancellation charge
in the final week before arrival date
90% cancellation charge
failure to arrive / no show
100% cancellation charge
We recommend that you take out travel and travel cancellation insurance.
In addition, we advise you of the validity of the Austrian Hotel Contract Conditions.
